There are over 60 homes listed at >$3M and 2/3 of those are new construction, like 3529 Marquette. I have a friend who picked up a gorgeous new build orginally listed at $4M for the mid $2M range, and he feels like if he pushed harder he could have gotten close to $2.0M. Latest list price was just under $7 and I think it's easy to guess that it closed for in the $5M-range. A spec home on Beverly Drive just sold this week that was originally listed in June 2007 for $9M. Buyers have been able to wrangle "50% off" deals on some of the mega homes because builders have been sitting on complete homes for 1,2,even 3 years in some cases. It's also a GREAT time to take advantage of the over-supply of builder spec inventory in the $3M++ range. This has moved the entry level "buy-in" to the Park Cities from $1M down to $600k range as buyers can actually get their hands on these charming little homes vs being beaten to the punch by a builder every time.ģ.
